Portrait of Cooper Thayer

About Me

I'm a Colorado-based real estate broker, strategic advisor, and market analyst working across residential brokerage, market strategy, policy, technology, and speaking.

Through The Thayer Group, I represent buyers, sellers, and investors with a strategy-led approach to pricing, positioning, negotiation, and execution.

That active practice is the foundation of everything else I do. I'm not analyzing residential real estate from a distance, but working inside live transactions and watching how pricing, psychology, financing, inventory, and policy interact in real time.

I've been licensed in Colorado since 2008. What started as individual buyer and seller representation grew into The Thayer Group, which has now closed more than 780 transactions and $412M in volume across 36+ Colorado communities. I've served as Broker Associate for The Thayer Group and Chief Market Strategist for Keller Williams Realty's Colorado Region, turning transaction-level data into pricing and positioning guidance for agents across the state.

From there, the work kept widening. I write and publish original research on how listings, pricing, and financing actually behave in this market, drawn from thousands of real closings rather than headline statistics. I'm also at work on my first book, Mastering Market Trends, publishing August 18, 2026, which brings that same discipline to how any reader can approach the market for themselves.

I currently serve as 2026 Treasurer of the Board of Directors of the Denver Metro Association of REALTORS® (DMAR), after previously chairing its Audit, Finance & Investment Committee, and will step into the President-Elect role in 2027 and President in 2028. I also sit on DMAR's Government Affairs Committee, advocating for the industry at the local and municipal level.

At the state level, I'm Vice Chair of the Colorado Association of REALTORS®' Legislative Policy Committee and incoming Chair for 2026–27, advancing industry priorities before the Colorado legislature. I also serve as a trustee of the Colorado Association Political Action Committee. In 2025, DMAR recognized that work with its Emerging Champion Award.

I speak regularly to agents, business audiences, and public stakeholders about the signals beneath headline market data, including recent appearances at the Colorado Association of REALTORS® Economic Summit, the Rocky Mountain Summit, the Colorado Broker Summit, and the Colorado Association of Tax Appraisers conference, alongside regular market analysis across Colorado newsrooms, radio, and business publications, the same read on where the market is headed that anchors Mastering Market Trends.

My background in this work starts at the University of Colorado Boulder's Leeds School of Business, where I earned a B.S. in Business Administration with emphases in Finance and Real Estate and a minor in Economics, plus additional coursework and professional experience spanning investment analysis, market data, and aerial imaging.
