Brokerages

A brokerage buys market expertise mostly on behalf of its agents. I build the market narrative they carry into a listing appointment and the pricing standard the office holds them to. Behind that sits the leadership work: where share is actually coming from, and what a rule change costs the business.

Real estate investment firms

Funds and operators underwriting residential exposure at the submarket level. I take apart the market assumptions behind a thesis before an investment committee or an LP does it for you.

Real estate companies

Home builders

Builders deciding what to put in the ground. Closing data shows which plans and specification levels a submarket is absorbing right now, and I size the spec program to match.

FinTech and PropTech

Companies selling into the residential transaction. Adoption depends on how agents actually spend a day, which is rarely how the roadmap assumes they spend it. I size the real market and correct that assumption while correcting it is still cheap.

Ancillary service providers

Title, mortgage, insurance, and home services businesses whose volume arrives through agents. The referral decision usually gets made for reasons nobody at the vendor ever sees, and it rarely has much to do with the pitch. I can tell you what agents actually want from a service partner, what makes them leave one, and what the closing volume underneath all of it looks like going forward.
